A sequence we have not changed in fourteen years. Each movement takes the time it requires. We do not invoice for speed.

A short, written brief: budget, location, light, distance to the sea, distance to the school, the rhythm of weekends.

Selection
Three to five residences only. We refuse to send a long list. The list is the work.

Walking
Private viewings at quiet hours — early morning, late afternoon — when each house can be honestly read.

Negotiation
Direct, slow, written. We protect the relationship with the seller because we will see them again.
06Movement
Handover
Notary, technical, fiscal, residency, utilities and the first dinner in the new kitchen. We stay until it is yours.

MERIDIAN is a private practice, not a brokerage. The four of us represent a small number of residences each year. We refuse listings we cannot stand behind. We are happiest at a kitchen table on a Sunday afternoon.

Eleni opens the practice with two desks, a typewriter, and a single mandate — a Kolonaki penthouse for a returning shipping family.
2015
The first Glyfada villa
MERIDIAN represents the first of a long sequence of Riviera villas. The house principle — three to five residences only — is set.
2018
The Plaka restoration
A four-year restoration of an 1889 neoclassical sets the visual identity of the agency.
2021
The Sunday letter
The first private Sunday letter is sent to fourteen households. It remains, by far, the most-read object we produce.

Maria opens an island desk in Mykonos for a small selection of summer residences.
